Boundary Partition Fence
A boundary fence, also known as a division or partition fence, is a fence that is built on the property line between two properties and can serve both both owners. Here are some things that were considered about this fencing project:
Ownership: One owners paid for will be the primary fence own the fence, though both properties will benefit. Legally, what constitutes “use” varies by state, but it can include occupancy, joining, or enclosing the property.
Placement: Boundary fences are usually installed along the legal property line, but some jurisdictions require a setback. We use property pins or in some cases, a surveyor to help ensure accurate placement.
Maintenance: Both property owners agreed to be responsible for maintaining the fence.
Compliance: Boundary fences must comply with local ordinances and CC&Rs.

Legal boundary: The actual boundary is an imaginary line described in the property deeds, so the fence may not match the legal boundary. This can lead to disputes between neighbors.
Distance from property line: A common practice is to build the fence 2–8 inches away from the property line to prevent disputes and allow for maintenance.
Easements: Utilities, public sidewalks, or storm water flow may prevent fence installation on some property boundary lines.
Our Mission
Imperial Landscapes mission was to build a visual boundary at an affordable price. By using free standing panels anchored with 4″ x 4″ posts cemented into the ground, then accented with zone appropriate landscaping, Shawn was able to add visual appeal and value while satisfying the property owner and adjacent neighbors.
